Land parcels in Ang Mo Kio Kembangan earmarked to residential use
As part of the Urban Redevelopment Authority’s (URA) plan to rezone some land parcels to residential use in Ang Mo Kio & Kembangan, it is expected that more homes will be constructed.
Homebuyers are expected to show strong interest following the successful launch AMO Residence on July 20, 2022. This project sold 98% of its units at launch, for a median price per square foot of $2.110. It is likely that the site will be included in the Plus category for public housing due its proximity to MRT.
URA also announced in this month that they plan to increase the land parcel ratio along Jalan Kembangan by 2.5 to 3.2. URA says that the proposed changes will allow for a forthcoming residential development to include a neighbourhood park and commercial and recreational amenities.
The use of a plot along Ang Mo Kio Avenue 2 should be changed from educational to residential, with a plot ratio gross of 3.5. nThe 18,203.6 square-metre plot is occupied by the former Kebun Baru Primary School. URA has announced that this site is to be developed into future high-density developments.
Ang Mo Kio’s site is near CHIJ St Nicholas Girls’ School. Mayflower Station MRT is also nearby. Analysts believe that this site, if set aside for housing private, could yield 600-750 condominium units. AMO residence is the development of Ang Mo Kio Avenue 1 which was sold at the last Government Land Sales.
Central Weave @ AMK, a BTO project that was launched in Ang Mo Kio last August, had a high demand for its 896 BTO flats. In fact, 12,620 people applied, a 14-times increase. The location of the Kembangan Station MRT could make it so that the HDB flats built on the site would fall under the Plus Category. She also said there could be 400 or more flats.
We believe there is a very high probability that they will be offered as plus BTO flats in order to provide diverse housing choices in this area, as public housing is scarce in Kembangan. Lengkong Tiga HDB flats are close by and were built around the end of the 1980s. This means that there will be a demand for public housing. Chai Chee Green HDB BTO Launch in December 2023 is indicative of what to expect. Five-room units at Chaichee Green cost between S$569,000 – S$725,000.
